Frequently asked questions
Which areas do you cover?
We work across South West London, West London and Surrey, including Chelsea, South Kensington, Kensington, Fulham, Putney, Wandsworth, Wimbledon and Wimbledon Village, Richmond, Barnes, Kingston, Surbiton, Esher, Cobham, Oxshott and Weybridge.
Do you work with architects and interior designers?
Yes. We are happy to work alongside your architect or interior designer, to their drawings and specification, and to keep them updated as the work progresses.
How much does a high-end bathroom renovation cost?
It depends on the layout, waterproofing, tiles and fittings. National guides put a complete renovation from around £12,000, and high-specification bathrooms in London homes normally cost more. We give you a clear written quote after visiting.
How long does a bathroom renovation take?
A full renovation usually takes several weeks on site, because strip-out, plumbing, waterproofing, tiling and finishing each need their own time, and some stages need drying time before the next can start.
Can you build a wet room in an older London house?
Usually, yes. Many period houses have timber floors, which need strengthening and building up to create a stable fall to the drain before the room is fully tanked and tiled.
Who does the plumbing and electrics?
Plumbing is carried out as part of the job. Electrical work in bathrooms, such as lighting, underfloor heating and extractor fans, is carried out and certified by a Part P registered electrician.
Are you insured?
Yes. Koniu Construction is fully insured, with £5m public liability cover.
Do I need planning permission for a new patio?
Most rear-garden patios laid at ground level do not need planning permission, but raised platforms or decking more than 30cm above the ground do. In a front garden, covering more than 5 square metres with an impermeable surface that drains to the road needs permission, while permeable paving does not.
Should I choose porcelain or natural stone paving?
Porcelain resists stains and algae and needs no sealing, which suits shaded town gardens. Natural stone has more variation and character and weathers naturally, but it is porous and benefits from sealing and regular cleaning.
Do you design gardens as well as build them?
Yes. We design and build terraces, paths, lawns, planting and garden structures, and can work from your own garden designer's plans if you have them.
Can you work on listed buildings or in conservation areas?
Yes, but some work needs approval first. Listed buildings usually need listed building consent, and conservation areas can restrict changes to front gardens and boundaries. Approval comes from your local council, and we can plan the work around it.
Do you take on smaller jobs?
Yes. Alongside bathrooms and gardens, we offer a professional handyman service for repairs and smaller jobs around the home.
Do you provide a written quote?
Yes. After visiting, we give you a clear written quote that sets out what is included, so you can compare it properly.
Will you keep my home clean and tidy?
Yes. We keep a tidy site throughout the work and clear up at the end of the job.
How do I get a quote?
